More than a listing agent

Selling a parent’s home is rarely just a sale. It’s tied to a care decision, a lifetime of belongings and a family trying to do the right thing.

Five decades in real estate

Since 1974 Jim has worked in development, finance, construction, marketing, sales and leasing, and he has sold more than 600 homes. He knows what buyers pay for, and what isn’t worth fixing.

Trained for senior sales

Jim holds the National Association of Realtors’ SRES® designation and is a Mom’s House Certified Senior Transition Specialist, trained to support families through the emotional and financial stress of a move.

Transition services included

Planning, budgeting, estate sales, donations, clean-out, packing and moving are coordinated for you and are complimentary to the sale of the home.

Two ways to sell. We recommend whichever leaves more for care.

Best for most families

Open-market sale

In most cases the seller does better when we find an owner-occupant buyer who is likely to pay the most. We manage the entire process to take the stress off the family.

  • Guidance on the repairs and updates that actually raise the price
  • Belongings handled before the first showing
  • Pricing, marketing and negotiation handled by Jim
When speed matters most

As-is cash offer

Only when it maximizes the seller’s assets, we can make a cash offer: as-is, leave the stuff, all fees and commissions paid by us, closing within weeks.

  • No repairs or clean-out
  • No showings
  • A fixed closing date

Need money before the house sells?

Loans are available to pay for moving, care deposits and other transition expenses while the home is still on the market.

Selling questions, answered

Still unsure? Call (360) 865-0507 and ask Jim.

How do you estimate what my home is worth?

Jim reviews recent comparable sales near your property along with its size, condition and updates. For a more precise number, he can walk through the home with you.

Do we need to fix up the house before selling?

Not always. We’ll tell you which repairs or updates are likely to pay for themselves and which aren’t worth the time or money. If the home needs too much work, an as-is cash offer may make more sense.

Can we sell after Mom or Dad has already moved into care?

Yes. Many of our sales happen after the move. We coordinate access, the belongings left behind and updates for family members who live elsewhere.

Can a power of attorney, guardian or executor sell the home?

Usually, with the right legal authority in place. We work alongside elder-law and estate attorneys to confirm the paperwork before the home is listed.

What exactly is the as-is cash offer?

When it truly maximizes the seller’s assets, we can buy the home as-is: leave the belongings, all fees and commissions paid by us, closing within weeks. In most cases a market sale nets more, and we’ll tell you honestly which is better.

How do we pay moving or care costs before the home sells?

Loans are available for transition expenses before the home sells. They are repaid from the sale proceeds.

Do the transition services cost extra?

No. Our transition services are complimentary to the sale of the home.
